GM&O BUILDING

Carbone Properties of Mobile partnered with the City of Mobile to
renovate/restore the historic GM&O Building in Mobile, Alabama. The
City of Mobile and Carbone transformed the City’s rail station into a
first class full service office building. The building originally
designed in 1904 by P. Thornton Marye (architect) is a magnificent
structure showcasing marble, terrazzo, terra cotta, clay tile roof, and
many other ornamental features. The renovation was a major undertaking
as a selective demolition process had to take place to preserve the
Historical features of the building. The entire electrical, mechanical,
plumbing, and roofing system were removed and replaced to allow for
up-to-date amenities for the building Tenants. The building has been
described as an amazing mixture of historic elements combined with a
state of the art infrastructure.
The GM&O has been open and operating as a
successful office complex since September 2003. The building itself
consists of 63,000 square feet with 53,417 rentable square feet.
Carbone leased, coordinated design and constructed the six build-to-suit
suites for Tenants in the building (98% occupied). The largest Tenant,
South Alabama Regional Planning Commission (“SARPC”), leases over 28,000
square feet on three different floors. The complex build-out combined
the historical elements of the occupied space with new well coordinated
finishes to allow for a uniform look. SAPRC employs a large number of
staff level employees, so it was important during design and
construction to keep the offices and spacing as balanced as possible.
The SARPC space includes executive offices, staff offices, conference
rooms, training/classrooms, a gym and a kitchen/break room.
Mobile’s transportation service (Public Bus
Service) is run by the Transit Management of Mobile, Inc. more commonly
known as The Wave. The Wave occupies 6,100 square feet on the first
floor. The space includes a public waiting area, public restrooms,
private offices, a conference room, kitchen and private bathrooms.
The two very specific and precise Tenant build-outs
were for those with the United States of America’s Alcohol, Tobacco, and
Firearms (“ATF”) and the United States Department of Agriculture
(“USDA”). Due to the nature of their specific functions, the build-outs
and specifications were above and beyond a normal Tenant build-out. For
example, the ATF required extreme security, a gun room, and a large
number of upgraded materials. The USDA required specific examination
rooms, offices, a conference room and kitchen equipment.
The last two Tenants are State Farm Insurance and
C.H. Robinson Worldwide, Inc. Both Tenants are less than 5,000 square
feet, but had specific Tenant requirements. Both Tenants have executive
offices, staff offices, open space, conference and/or training rooms and
break rooms.
The GM&O Project was very unique and successful as
Carbone worked with the City of Mobile, GSA, the Tenants, the State of
Alabama Historical Society, the National Park Service and local
historical preservation group.
